Is there a fee for the evaluation?

No. The evaluation is provided at no cost. Apex is a private acquisition firm — if a transaction eventually happens, we are compensated by the developer at closing, not by the property owner.

Am I committing to anything by requesting one?

No fees, no commissions, and a commitment-free conversation. You can read the report and walk away. You can request a formal offer if the timing works. You can come back to it months from now. The evaluation has no expiration.

How is this different from a Zillow estimate?

Zillow values your property as a place to live. Our evaluation values it as a piece of land to a developer. For older homes on lots where the land is worth more than the structure, those are very different numbers.

How long does it take?

Reports are delivered within 24 to 48 hours of your request, prepared by a member of the Apex acquisitions team. Expedited turnaround is available if needed — just mention it on the call.

What if my property isn’t a good fit?

You’ll still receive the report. If your lot doesn’t have a Property Value Gap, we’ll tell you that directly — a conservative valuation is just as honest when the answer is no as when the answer is yes.

Is my information confidential?

Inquiries are never shared with third parties or marketing platforms. Property details are never published on the MLS or any public database. Nothing about your inquiry, evaluation, or any potential transaction is ever made visible to neighbors or the public.
